<p>1. Occupancy Numbers</p> <p>Please observe the maximum number of occupants for each apartment.</p> <p>2. Pets</p> <p>Due to many unpleasant incidents in the past, bringing pets is regrettably no longer allowed.</p> <p>3. House Rules</p> <p>Please observe the general customs of living in apartment buildings. Any noise that might disturb other tenants is to be avoided by all means.</p> <p>4. Cleaning Fee</p> <p>The tenant is obliged to pay a cleaning fee in the amount listed in the description of the respective apartment and/or stated in the booking confirmation.</p> <p>5. Lodging Agreement</p> <p>The lodging agreement is concluded as soon as the apartment is booked and the booking confirmed. The tenant is obliged to pay a deposit of 30% of the rental fee without undue delay after receipt of the booking confirmation (this does not apply in case of bookings via an agent or a travel agency). Differing terms of payment in the booking confirmation take precedence over this clause.</p> <p>6. Landlord and tenant are bound to perform the contract. The keys are handed over in our restaurant R23, Rankestr. 23 in 10789 Berlin. Keys may be picked up after 14:00h on the day of arrival. It is opened till 23:00h. On the day of departure, the apartment must be vacated by 11:00h. The tenants shall leave the keys in the apartment and pull the door shut. Different times by specific prior arrangement only. The rental fee must be paid in advance. The 30% deposit must be paid within 14 days after booking and confirmation. The remaining fee must be paid upon arrival at the latest.</p> <p>If the tenant does not use the apartment for the period booked and confirmed, the tenant is committed to pay the following prices to the landlord:</p> <p>· Cancellation until 2 months before the agreed start of the tenancy: 100,00 Euro</p> <p>· Cancellation until 14 days before the agreed start of the tenancy: 50% of the agreed rental fee</p> <p>· In case of a later cancellation</p> <p>· In case of an early departure after the agreed start of the tenancy the payment already made for the remaining time is forfeited</p> <p>· In case of a lodging period of more than 2 months the tenant is committed to pay the full rental fee for the lodging period agreed</p> <p>The tenant may be exempted from this obligation if he can prove that the landlord has sustained a lesser damage.</p> <p>If the landlord does not make the apartment available to the tenant for the agreed period, the landlord is obliged to refund any rental fees already paid and upon written request by the tenant pay the following additional damages:</p> <p>· In case of cancellation until 2 months before the agreed start of the tenancy: 50,00 Euro</p> <p>· In case of cancellation until 14 days before the agreed start of the tenancy: 10,00 Euro per booked night, 150 Euro maximum</p> <p>· In case of a later cancellation 10,00 Euro per booked night, 200,00 Euro maximum</p> <p>The tenant expressly waives any further claims from the contract. In case of non-observance an extra cleaning fee of 15 Euro is charged. The tenant is fully liable for any damages he causes to the flat during his tenancy. The landlord cannot be held liable for any temporary breakdown of equipment, public supply (electricity, water, gas), elevator etc., a price reduction is excluded. This also applies to force Majeure events.</p> <p>At the end of the tenancy period all dishes, cutlery and kitchen utensils must be washed up.</p> <p>In case the tenant loses the keys to the apartment, damages of 100 Euro are charged, as the barrel has to be completely exchanged.</p> <p>The landlord reserves the right to alter the furnishings/equipment of the apartment.</p> <p>The landlord is entitled to enter the apartment if necessary.</p> <p>The landlord is not responsible for any valuables the tenant brings into the flat.</p> <p>Use of the apartment, stairs, elevator, equipment etc is at the tenant’s own risk.</p> <p>If any sections of these terms and conditions should be incorrectly worded or invalid, any such section shall in case of a dispute be replaced by an equitable construction.</p> <p>This agreement is to be governed by German Law.</p>
